Repairs

Report a Repair

Tenants can report a repair through several convenient methods. The most common way is by contacting the Court Manager directly via phone during business hours. This allows tenants to speak with a representative who can promptly log the repair request and provide any necessary guidance.

Alternatively, tenants can report repairs online through the housing association’s website, where they can fill out an enquiry form specifying the issue.

For those who prefer in-person communication, tenants can visit the Court Manager to report the repair directly.

Emergency repairs can be reported through the Emergency Alarm system, ensuring urgent issues are addressed promptly.

By offering multiple reporting options, we ensure that tenants can easily and efficiently communicate their repair needs.

Getting permission to make an improvement

To get permission for making an improvement, tenants should submit a written request to their Asset Manager. This request should detail the proposed changes and include any relevant plans or specifications. The Asset Manager will review the request, considering factors such as safety, building regulations, and potential impact on other tenants. If necessary, an inspection may be conducted. Once the review is complete, the tenant will receive written approval or denial. It’s important to wait for this approval before starting any work to ensure compliance with housing policies and regulations.

How we deal with repairs and maintenance

We handle repairs and maintenance with a focus on efficiency and tenant satisfaction. When a repair request is received, it is logged and prioritised based on urgency. Emergency repairs, such as those involving safety or essential services, are addressed immediately within 24-hour. For non-urgent repairs, we schedule a convenient time for our maintenance team to visit the home.

Our skilled maintenance colleagues conduct thorough inspections to diagnose the issue and determine the best course of action. We aim to complete repairs promptly, using high-quality materials to ensure lasting solutions. Regular maintenance checks are also conducted to prevent potential problems and maintain the overall condition of the property.

Tenants are kept informed throughout the process, from the initial request to the completion of the repair. We encourage feedback to continually improve our services and ensure that tenants feel supported and valued. Our goal is to provide a safe, comfortable, and well-maintained living environment for all residents.

Damp, condensation and mould

We address damp, condensation, and mould issues promptly to ensure a healthy living environment for our tenants. When a tenant reports such a problem, we first conduct a thorough inspection to identify the root cause. This helps us determine whether the issue is due to structural problems, ventilation issues, or temperature factors.

For structural issues, we arrange for necessary repairs, such as fixing leaks or improving insulation. If poor ventilation is the cause, we may install or upgrade ventilation systems to improve air circulation. We also provide tenants with practical advice on reducing condensation, such as using extractor fans, keeping windows slightly open, and avoiding drying clothes indoors.

Once the cause is addressed, we clean and treat affected areas to remove mould and prevent recurrence. We maintain open communication with tenants throughout the process, ensuring they are informed and supported. Our goal is to create a safe, comfortable, and mould-free living environment for all tenants.
