1. Compliance and Checklist:
Immediate Action: (Emergency Hazards)
[ ] Log the hazard immediately or within 24hrs upon awareness (e.g. tenant report, weather alert).
[ ] Assess severity: Is there risk to life or property?
[ ] Dispatch inspection team to assess risk within 24hrs.
[ ] Provide tenants with written findings within 3 working days.
[ ] Commence safety work within 5 working days of confirmation.
[ ] Offer alternative accommodation if risk is unmanageable.
Significant Hazard: (e.g. Mould, Damp)
[ ] Log the hazard immediately or within 24hrs upon awareness (e.g. tenant report).
[ ] Investigate within 10 working days.
[ ] Share written report with tenants within 3 days.
[ ] Plan and begin necessary works within 5 days of confirmation.
[ ] If delayed, works must physically begin within 12 weeks.
[ ] Track and document the completion timeline.
Record Keeping & Communication:
[ ] Maintain detailed logs of all reported hazards.
[ ] Keep tenants updated on progress and expected timelines.
[ ] Note any access issues or contractor delays as possible legal defences.
