1.   Compliance and Checklist:

Immediate Action: (Emergency Hazards)

[  ] Log the hazard immediately or within 24hrs upon awareness (e.g. tenant report, weather alert).

[  ] Assess severity: Is flooding active or imminent? Is there risk to life or property?

[  ] Dispatch inspection team to site within 24 hours.

[  ] Notify tenants of inspection and safety measures.

[  ] Offer alternative accommodation if risk is unmanageable.

[  ] Contact emergency services if flooding poses immediate danger.

Investigation & Reporting:

[  ] Conduct full inspection: water ingress points, structural damage, electrical risks.

[  ] Record findings: photos, moisture readings, tenant statements.

[  ] Provide written report to tenant within 3 working days of inspection.

[  ] Determine if alternative accommodation is required.

Remediation & Works:

[  ] Begin emergency works within 5 working days of hazard confirmation.

[  ] If delayed, ensure physical works begin within 12 weeks.

[  ] Use qualified contractors for water extraction, drying, and structural repair.

[  ] Check for secondary hazards: mould, electrical faults, sewage contamination.

Documentation & Legal Compliance:

[  ] Maintain detailed logs of all actions taken.

[  ] Record reasons for any delays (e.g. access issues, contractor availability).

[  ] Ensure compliance with Awaab’s Law and Housing Health and Safety Rating System (HHSRS).

[  ] Prepare for potential legal scrutiny or Ombudsman review.

Tenant Support:

[  ] Provide timeline for each stage of inspection and remediation.
