1.   Compliance and Checklist:

Identification & Investigation:

[  ] Log tenant complaint or evidence of damp/mould immediately or within 24hrs upon awareness (e.g. tenant report).

[  ] Conduct inspection within 10 working days.

[  ] Take humidity readings, photograph affected areas and assess ventilation and structural causes.

[  ] Send written findings to the tenant within 3 working days of inspection.

Remediation & Works:

[  ] Confirm hazard and plan remedial action.

[  ] Start work within 5 working days of confirmation.

[  ] Document any reason for delay (e.g. tenant access, specialist availability).

[  ] If delayed, works must physically begin within 12 weeks.

[  ] Use qualified contractors for treatment, ventilation fixes, or structural repair.

[  ] Provide alternative accommodation if conditions are unsafe or repairs require decanting.

Tenant Support:

[  ] Clearly explain the cause and health risks of damp/mould to tenant.

[  ] Provide timeline for each stage of inspection and remediation.

[  ] Offer guidance on temporary mitigation (e.g. airing rooms, dehumidifiers).

[  ] Reassure tenant of their legal rights under Awaab’s Law.

Documentation & Legal Compliance:
